Is an all season room right for your San Clemente home?
The short answer: All season rooms in San Clemente, CA, are fully enclosed rooms with heating, cooling, insulation and all-weather windows, so they work like another room of the house year-round instead of a porch you only use on good days.
Most people who call San Clemente Sunrooms and Patios already have a patio or deck they don't get much use out of, and they want a room there instead. We're based in San Clemente and build in the cities around it in south Orange County. The price moves with the size of the room, what it sits on, whether it needs a new foundation, how much glass and insulation you choose and whether you want heating and cooling. The schedule turns mostly on the permit and on how much prep the base needs. When I come out, I write up a plan for your room, so you're working from your own job instead of a guess.
How do you know it's time for an all season room?
Patio furniture nobody uses
You bought the table and chairs, but the patio only gets used for an hour or two on the right kind of day. That usually means the space has shade but nothing holding the comfort in, and every year you wait is another year of a space that sits empty.
An enclosure that swings hot and cold
You closed in the patio already, but it's too warm by midafternoon and cool by evening. That usually points to uninsulated glass or a thin roof, and until it's fixed you'll keep running a fan or a space heater out there.
A deck or slab showing wear
Soft boards, cracks in the slab or a corner that's settling all mean the base needs attention before anything goes on top of it. The longer it sits, the more of it usually has to be replaced instead of repaired.
How we build all season rooms
Most of the comfort in an all season room gets decided in the plan, so we pick the windows and the insulation with you up front instead of trying to add them in later. Insulated windows and insulation in the walls, floor and roof go in much more easily while the room is being built, and adding them afterward often costs more. On the job, we start by checking and prepping what the room will sit on, then frame it, insulate the floor, walls and roof, set the windows, get it ready for the heating and cooling you chose and finish the inside. We clean the site as we go, because a messy station slows down every step that comes after it.
Some homeowners land on a different room once we talk it through. If you mostly want shade and privacy and don't need heating or cooling, an enclosed patio room can be the better fit, and if you want glass overhead as well as on the walls, we also do solarium installation.
Knee walls and an insulated roof
This suits a room that takes the afternoon sun or will be used as a den or office, because solid lower walls and an insulated roof keep more heat out. It also gives you wall space for outlets and furniture.
Floor-to-ceiling glass
This suits a room on a shadier side of the house or one built around the view, because more glass means more light. The window choice matters even more here, since the walls are mostly glass.
What happens after you call about an all season room?
Here's how a job goes from your first call to the final walkthrough, and who you'll deal with at each step. The short version is that the planning happens before any building does.
- Step 01
Call or send the form
Call (949) 312-6032 or send the form with your address, the room size you have in mind and whether you want heating and cooling. We'll get back to you and set a time for me to come out.
- Step 02
I look at your base
I come out myself, look at what the room will sit on and ask how you want to use it. You get a written plan with the base, windows and insulation laid out, so you can compare it line by line with any other quote.
- Step 03
We handle permits and prep
Once you say go, we take care of the permit side and get the site ready. Prep comes first because a room is only as square as what it sits on.
- Step 04
Our crew builds, I check
Our crew builds the room, and I check the work along the way. We finish with a walkthrough together so you see every part before we call it done.
Building an all season room in San Clemente
If your room needs a permit, we pull it as your licensed contractor, prepare what the city asks for and meet the inspector when they come out. For your own questions about permits, planning or engineering, the city's Community Development Liaison at 949-361-6100 can answer them and set up an in-person appointment, and the city's permits page is the place to start. San Clemente's coastal zone generally runs inland to Interstate 5, and the city's coastal plan applies only inside it, so if your house sits between the freeway and the ocean, ask the city whether your room falls in a category that's excluded from Coastal Act permits. It's also worth checking the city's fire hazard severity zone map to see whether your lot is in a mapped zone. State energy rules call for compliance paperwork to be registered on most additions, and I'll go over how that applies to your room when I'm out for the estimate.
Most of the all season rooms we build here go onto a patio slab or an older deck that's already there, so that's where we spend the extra prep time, leveling and reinforcing until the base is ready to carry a room. We see the same kinds of slabs and decks on jobs in Dana Point and San Juan Capistrano.

Why San Clemente homeowners call San Clemente Sunrooms and Patios
The owner plans every job
I come out for the estimate myself, plan the room and keep checking our crew's work along the way. The person who looked at your base and heard how you'll use the room is the one making sure it gets built that way.
Building in San Clemente since 2017
I learned this trade on sunroom and patio crews around south Orange County and started this business in San Clemente in 2017. We're known for the awkward ones, like an old deck, an uneven slab or a wall that takes the full afternoon sun, so an odd setup at your house isn't a reason to start over.
Licensed and fully insured on site
We're licensed and fully insured, and you're welcome to ask to see it before we start. It's worth asking anyone you'd let build onto your house.
If you've got a patio or deck you want to use all year, send us a note through our contact page and I'll come take a look.
All season room questions from San Clemente homeowners
How is an all season room different from a three season room?
An all season room is heated, cooled and insulated for use year-round, while a three-season room usually isn't. Three-season rooms, enclosed porches and enclosed patios generally have no heating or cooling and use uninsulated windows or screens. If you want year-round use, ask every contractor which of the two their quote describes, since both often get called a sunroom.
How much does an all season room cost in Orange County?
A sunroom in Orange County usually costs about $17,000 to $120,000 per project, which is the range across the market, not a quote from us. Larger rooms that need a foundation and have heating and air conditioning land at the higher end. Your own figure comes from the plan I write up after seeing your property.
What causes a sunroom to get too hot in the afternoon?
Usually it's windows and a roof that let in more sun heat than the room can handle. When you compare windows, look at the U-factor, which tells you how well a window insulates, and the Solar Heat Gain Coefficient, which tells you how well it blocks heat from sunlight. Lower is better on both, so we put those numbers side by side with you when we choose the windows.
How long does a sunroom roof last, and what upkeep does it need?
One roof panel company's guide puts many insulated roof panels at 25 to 40 years or more with proper care, depending on sun exposure, the panel coating and upkeep. The upkeep it describes is keeping the seams sealed, keeping the coating intact and checking for damage after severe weather.
Can you turn my existing patio or deck into an all season room?
Usually yes, as long as what's there can carry the weight of walls, glass and a roof. I check the slab or deck at the estimate, and if it's uneven, cracked or soft, we fix or reinforce the base first, because everything built on top inherits its problems.
How do I prepare for a sunroom estimate in San Clemente?
Ask the city for your property's engineering history, which can turn up soils reports or geological information on file for your lot. Have it on hand for the visit, along with a sense of how you'll use the room, because both shape the plan for the base, the windows and the insulation.

Enclosed patio rooms
If you want your patio closed in for shade and privacy but don't need heating or cooling, an enclosed patio room can be a lighter build.
Solarium installation
For homeowners who want to see sky overhead as well as through the walls, a solarium puts glass in the roof and still keeps the room heated and cooled.
