San Clemente sunrooms on slabs, decks and slopes

The short answer: San Clemente Sunrooms and Patios builds sunrooms, patio enclosures and patio covers on homes all over San Clemente, the city where I started the business in 2017. Most of our calls are from people who want a patio or deck they already have to work as a real room, without fighting the wind or the afternoon glare.

San Clemente is mostly homes. Older houses sit on tighter lots closer to the beach, and newer ones sit inland on graded hillside lots, many with a raised deck or a retaining wall out back. Yards here are rarely big, so a sunroom usually goes right where the patio or deck already is. The same kind of job comes up next door in San Juan Capistrano.

So the job here usually starts with what's already on the ground. A settled slab, a sloped yard or a raised deck decides what the room can be, which is why I look at the base before we talk about glass or roof styles.

San Clemente sun, salt air and older patio covers

The call I get most is a back patio that takes the full afternoon sun, often off a west-facing wall, where the slab is too hot to stand on by midafternoon. A room there needs the right glass, a roof that holds back heat and a way to vent, or you've built yourself an oven, so we work out where the sun hits before we pick materials. Closer to the water, salt air goes after fasteners and metal trim, so we choose frames and hardware that stand up to it.

A lot of older houses here have a patio cover that's been up for years, and the posts, the beam and the ledger, the board where the cover bolts to the house, aren't always ready to carry walls and windows. We open it up and check before we design around it.

Sunroom work we do around San Clemente

  • Sunroom additions

A sunroom addition makes sense when the family room feels small and the backyard gets good light, adding a real room framed into your house.

  • Four season sunrooms

Pick a four season room for cool nights and hot afternoons alike, with insulated glass and a solid roof built to be heated and cooled.

  • Three season sunrooms

A three season room fits when you mostly want the patio out of the wind and dust, without the cost of a fully insulated, heated room.

  • Patio enclosures

We enclose an existing covered patio with walls and windows when the cover is solid, so you keep what works and gain a room you can close up.

  • Custom sunrooms

Custom work is for the odd jobs, like a wall that takes afternoon sun or a lot that drops off, where a standard kit won't sit right.

  • Sunroom construction

Sunroom construction is the build itself, from footings and base work through framing, glass and roof, run by our crew with me checking each stage.

  • Sunroom remodeling

Remodeling helps an older sunroom that runs hot, leaks at the roof line or has tired windows, so you get a usable room without starting from scratch.

  • Screen room installation

A screen room keeps the bugs out and the ocean breeze in, and it's a simpler, lighter build when you don't need glass or insulation.

  • Patio-to-sunroom conversion

If you already have a slab out back, a conversion turns it into a sunroom, once we've checked it's level, sound and ready to carry walls.

  • Deck-to-sunroom conversion

Raised decks on sloped San Clemente lots can become sunrooms, but first we open up the framing and footings and reinforce what won't carry a roof.

  • All season rooms

An all season room suits people who want one more living space they'll use every month, built to stay comfortable on gray mornings and warm afternoons.

  • Enclosed patio rooms

Choose an enclosed patio room when you want shade and shelter more than a full addition, with panels you can open up on nice days.

  • Solarium installation

A solarium, glass on the walls and the roof, gives you the most light of any room we build, so we plan shading and venting from the start.

  • Patio cover installation

A patio cover is the right call when you want shade over the slab without walls, and it can be framed to take an enclosure later.

  • Sunroom design

Design is where I spend the most time, working out size, roof pitch, glass and how the room meets your house before anyone picks up a tool.

  • Vinyl sunrooms

Vinyl frames make sense near the water, since they won't rust and need little upkeep beyond a wash, and they hold up to steady sun.

Working in San Clemente: permits, licenses and what sets the price

Sunroom permits here go through the City of San Clemente's Building and Safety Division, which issues permits for additions, alterations and remodels, and it's the office to ask for a ruling on your own project. The build waits on that permit, so it's the first thing on our schedule. Before you hire anyone, look up their license with the California Contractors State License Board, and ask whether they hold a San Clemente business license, because the city requires one for anyone doing business here.

We're licensed and fully insured, and when a project needs a permit we pull it as your contractor, prepare what the city asks for and meet the inspector when they come out. The price moves with the size of the room, whether it's a screen room or an insulated four season room, and how much work the slab or deck needs first, while the schedule turns mostly on the permit and that base work. I put all of it in the written plan after the estimate visit, so you see the scope before you decide. We do the same work up the coast in Dana Point, and the prep comes first there too.

How a San Clemente sunroom job runs, start to finish

Here's the order we work in, from your first call to the final walkthrough. Most of the effort goes into the plan and the base, because that's where a sunroom job goes right or wrong.

  1. Step 01

    Call or send the form

Call (949) 312-6032 or use the form, and tell us what you have now and what you want the room for. We get back to you and set a time for me to come out.

  2. Step 02

    I come out and look

I check what the room will sit on and the wall it ties into, and ask how you'll use it, so it helps if you're home for this. You get a written plan with the scope spelled out, so you know what you'd be paying for before anything is decided.

  3. Step 03

    We pull permits and prep

Once you say go, we pull the permit and prepare what the city asks for. Then we get the base right, leveling, reinforcing or rebuilding, before any framing goes up.

  4. Step 04

    Crew builds, I check it

Our crew builds the room and keeps a clean site, working within the city's construction hours of Monday through Friday, 7 a.m. to 6 p.m., subject to permit conditions, with no work on Sundays or city holidays. I check the work as it goes, meet the inspector and walk the finished room with you at the end.

San Clemente sunroom questions we hear most

Do I need a permit to build a sunroom in San Clemente?

Usually yes, because the city says permits are generally required for structural projects, and its permit list names patio covers among the work that needs one. The list has exemptions for things like small detached gazebos and low decks, each with conditions, but a room attached to your house is structural work. We pull the permit as your licensed contractor and meet the inspector.

Who can pull the building permit for my sunroom in San Clemente?

Either you, as an owner-builder doing the work yourself, or a California licensed contractor. The city issues an owner-builder permit once you complete its owner-builder verification. When we build the room, we pull the permit as your contractor.

Does a sunroom contractor need a California state license?

Yes, in nearly every case, because the state requires a license when the project needs a building permit, uses any additional workers, or costs $1,000 or more in labor and materials. A sunroom almost always meets more than one of those. We're licensed and fully insured.

How much does a sunroom cost in San Clemente?

The price comes down to the size, the type of room and what it sits on, so your number comes from a look at your property. A screen room or three season room costs less than an insulated four season room with a solid roof, glass choice moves it, and a slab that needs leveling or a deck that needs new footings adds work before the room goes up. Electrical, fans and how the roof ties into your house add to it too, and the written plan shows you where each part comes from.

How do I find out if my patio cover or deck was permitted in San Clemente?

Ask the city for your property's permit history, which shows earlier permits, inspection records, square footage notes and the names of the builder or contractors. I like to see it before we design anything, because a cover or deck we plan to build onto needs to be one we know about.

What is the best way to turn a deck into a sunroom in San Clemente?

Start with the deck's framing and footings, because a deck built for chairs and a grill usually isn't built to carry walls and a roof. The city's permit exemption for low decks covers the deck itself, not a room built on top of it. I check the base first, and we reinforce or rebuild it before the room goes up.
